Blaine is really two housing markets in one city. South of 109th Avenue you get the older stock, ramblers and split-levels from the 1960s through the 80s on quarter-acre lots, the kind of houses that have been reroofed once or twice already. North and east it’s a different story: The Lakes, Club West, Crescent Ponds, Wagamon Ranch, and the newer plats around the TPC golf course, mostly two-story homes built from the late 1990s on, many with big open roof planes and young trees. That mix matters for solar. A 2005 two-story in The Lakes and a 1968 rambler off Highway 65 need different designs, different racking conversations, sometimes different equipment. Where solar produces best in Blaine

The newer developments produce the best numbers, and it’s not close. The Lakes, Club West, Mill Pond, and the subdivisions built out since the late 90s were graded flat and planted with trees that are still decades from shading a roofline. Lots of these homes have simple south- or west-facing roof planes with plenty of uninterrupted area, so a straightforward string layout works well. Wagamon Ranch backs up to woodlands in spots, so there we look at each lot individually. Crescent Ponds split-levels often have a clean single main plane that takes a tidy array.

Older south Blaine is where the mature silver maples and ash come in, and where roofs get cut up with dormers and additions. There we design around it: microinverters or optimizers so one shaded panel doesn’t drag down the row, panel-level layouts that skip the worst hours of shade, and honest production modeling before you sign anything. Blaine doesn’t have much acreage left inside city limits, so ground mounts are rare here, but on the few larger lots near the edges it’s worth pricing out.
