The line item most owners miss: demand charges

Your commercial bill almost certainly has two parts. The energy charge ($/kWh) is the total power you use. The demand charge ($/kW) is based on your single highest 15–30 minute spike of the month — and it can be 30–60% of the whole bill. Solar takes a big bite out of the energy charge. To cut the demand charge, you shave the peak — usually with a battery sized to your load curve, because peaks often land in the late afternoon as solar tapers off.

How fast does commercial solar pay back?

With the 30% federal ITC, accelerated (MACRS) depreciation and Xcel Solar*Rewards production incentives, many Minnesota commercial systems pay back in roughly 3–6 years — then produce essentially free power for 25+ years. Cash purchases with tax appetite see the fastest return; loans and C-PACE spread the cost while you keep the tax benefits.

What size systems do you install?

From small rooftop arrays to large commercial projects like the 100 kW AC array at Edina City Hall. We right-size to your actual load, roof or land and utility rate — never a utility-scale overbuild that doesn't pencil out.

Do the federal tax credits expire?

They're time-sensitive. Under the 2025 federal law, commercial solar generally must begin construction by July 4, 2026, or be placed in service by Dec 31, 2027, to claim the 30% ITC. Starting now is the safest way to lock it in — design, permitting and interconnection all take lead time.

What are demand charges, and can solar reduce them?

Most commercial accounts pay two charges: an energy charge ($/kWh) for total usage, and a demand charge ($/kW) based on your single highest 15–30 minute power draw in the billing period. Demand charges can be 30–60% of the bill. Solar directly cuts energy charges; trimming demand charges usually takes battery storage (“peak shaving”), because peak demand often hits in the late afternoon as solar output falls. We model both.

Do we need a battery?

Not always. If your load lines up with daylight (offices, retail, daytime manufacturing), solar alone delivers strong savings. If demand charges are a big share of your bill, or you need backup, adding storage to shave peaks often pays for itself. We'll show you the numbers both ways.

How does depreciation (MACRS) work for solar?

A commercial solar system is depreciable business property. You can use 5-year MACRS accelerated depreciation, often with bonus depreciation in year one, which recovers a large share of the cost through tax savings on top of the 30% ITC. (Your CPA confirms how it applies to your entity — we provide the documentation.)

We're a nonprofit, school or city with no tax liability — can we still benefit?

Yes. Tax-exempt organizations can now receive the value of the ITC through elective (“direct”) pay, or go solar through a power-purchase agreement where a third party owns the system and you simply buy the power at a lower rate. Minnesota also runs Solar for Schools and solar-on-public-buildings grant programs — we help you pursue them (we built the 100 kW AC array at Edina City Hall this way).

Will solar work on our flat membrane roof?

Almost always. TPO, PVC and EPDM single-ply roofs are ideal for ballasted racking that doesn't penetrate the membrane and avoids warranty issues. We confirm structural capacity and remaining roof life first — if a re-roof is coming, it's smart to coordinate the two (our sister company Three Rivers Contracting handles roofing).

Rooftop or ground-mount for our business?

Whichever fits your site. Big, unshaded roofs are usually the cheapest path; if your roof is small, old or shaded, a ground-mount on adjacent land can host a larger array and is easy to service. We evaluate both in the assessment.

Will the install disrupt our operations?

No. We schedule around your hours, stage materials to keep access clear, handle all permitting and utility interconnection, and our own licensed crew does the work start to finish — no subcontractors.

What maintenance does a commercial array need?

Very little. Solar has no moving parts; Minnesota rain and snow-shed keep panels clean. We set up real-time monitoring with alerts to you and to us, and offer ongoing O&M and inspections so production stays where it should.

How long does a commercial project take?

Most projects run a few weeks to a couple of months from signed proposal to power-on, depending on size, engineering, permitting and utility interconnection timelines. We give you a realistic schedule up front and manage the paperwork.
