How fast does commercial solar pay back?

With the 30% ITC, MACRS depreciation and Xcel Solar*Rewards, many Minnesota commercial systems pay back in roughly 3–6 years, then produce essentially free power for 25+. Cash with tax appetite is fastest; loans and C-PACE spread cost while you keep the tax benefits.

Is the 30% ITC really going away?

It's time-sensitive. Under the 2025 federal law, commercial solar generally must begin construction by July 4, 2026 (or be placed in service by Dec 31, 2027) to claim the 30% ITC. Engineering, permitting and interconnection take lead time, so starting now is how you lock it in.

How does MACRS depreciation work?

A commercial system is depreciable business property — 5-year MACRS, often with bonus depreciation in year one — recovering a large share of the cost through tax savings on top of the 30% ITC. Your CPA confirms the specifics; we provide the documentation.

Can solar offset our demand charges?

Solar cuts energy charges; demand charges usually need storage to shave the peak. We model demand savings with and without a battery so the financing reflects your real bill, not just kWh.

What financing structures do you support?

Cash (fastest ROI with full ITC + depreciation), commercial loans, and C-PACE (Property Assessed Clean Energy — long-term, fixed-rate, repaid via a property assessment that can stay with the building). For organizations that can't use tax credits, a PPA lets a third party own the system while you buy cheaper power.

We're a nonprofit / school / city with no tax liability — can we benefit?

Yes. Elective (“direct”) pay lets tax-exempt organizations receive the ITC value directly, or you can use a PPA. Minnesota also runs Solar for Schools and solar-on-public-buildings grant programs — we built the Edina City Hall array this way and help eligible orgs apply.

What is C-PACE, exactly?

Commercial Property Assessed Clean Energy: financing repaid through a long-term (up to ~25-year) assessment on your property-tax bill, typically fixed-rate. It can transfer with the property if you sell, and it keeps the ITC and depreciation with you.

Are there state incentives too?

Yes — Xcel Solar*Rewards production payments where capacity is available, and the Minnesota sales-tax exemption on solar equipment. We capture what applies and handle the paperwork.

What about USDA REAP for a rural business?

REAP grants are paused and under federal review in 2026 (loan guarantees remain), and policy is shifting on solar over farmland. If your business is rural-eligible we'll tell you exactly where REAP stands before you count on it.
